Currently working on a job where the owner wasn't prepared for the extra work that needed to be done with the excavations, then adding extra plumbing work in now they are over budget and not willing to pay. The builder in charge of this job had outlined that the quotes he gave were "estimates" and could go over slightly but i don't think the owner was prepared enough for how much.

Documentation is the key to resolving disputes. If we wait until there is a dispute before putting together our documentation then its probably all too late. We need to begin recording events as they occur right from the start of the project. Keep records of when materials were delivered, task begun and finished, site visits and importantly - take lots of photos.

Setting clear scopes is crucial to avoid disputes. But in case of disputes it is equally important to put everything in writing, including scope, instructions, meeting minutes, diary entries, variations, etc.
